Titan Lenders Corp. is now offering servicing transfer management services to mortgage servicers and subservicers engaging in the transfer of mortgage assets and mortgage servicing rights (MSRs).
Through this service, Titan provides administrative and logistical support to ensure the trade has been performed responsibly, documented thoroughly and executed in compliance with up-to-date regulatory guidance, the firm says in a release.
“The juxtaposition of the current regulatory environment with increased trade activity for mortgage assets and MSRs has created a unique opportunity for Titan to leverage its mortgage operations expertise to facilitate these transactions,” says Mary Kladde, CEO of Titan. “The complete and accurate transfer of documents and data for traded assets is the biggest area of concern, and it has to be handled per the Consumer Financial Protection Bureau’s (CFPB) servicing guidelines.”
Titan’s Servicing Transfer Management Services include, but are not limited to:
- Ensuring documents and data have been scrubbed;
- Indexing documents and providing a portal for counterparty access to review;
- Handling chain of assignment and MERS work; and
- Confirming that trailing docs have been routed, post-transfer.
“Just as you would hire an attorney to negotiate a contract, bringing in a professional with the kind of mortgage expertise Titan possesses allows the investor to trade with confidence,” says Ruth Lee, CSO and executive vice president at Titan. “Not only are you facing a potential CFPB regulatory audit, but a poorly executed servicing transfer can also expose you to enormous financial and reputational risk.”
