Multifamily lender Green Park Financial has teamed with J.S. Watkins Partners to create a multifamily small-loan pool purchase program.
The program will purchase pools of multifamily loans from commercial banks and other financial institutions that presently cannot be sold to government-sponsored enterprises (GSEs) due to size limitations. J.S. Watkins will source the transactions, and Green Park Financial will aggregate the pools and sell them to Fannie Mae.
‘There is inefficiency in secondary markets for small loan pools under $100 million,’ notes Howard Smith, chief operating officer of Green Park Financial, ‘We are launching this program with J.S. Watkins to provide smaller banks and institutions with capital and access that they would be challenged to find without a program like this.’
